Just a few miles away, St. Cloud is one of Florida’s fastest growing cities.
So naturally the question comes up a lot from buyers:
Could St. Cloud become the next Lake Nona?
The short answer is no—but the real answer is more interesting than that.
Let’s break down how these two areas actually compare.
First, They Aren’t the Same Kind of Place
One of the biggest misconceptions is that Lake Nona and St. Cloud are simply two competing cities.
They aren’t.
Lake Nona is not a city.
It’s a district inside the City of Orlando.
St. Cloud is its own independent city with its own government, infrastructure, planning decisions, and even a historic downtown.

A $400,000 home in Orlando (Lake Nona) may cost roughly $600 more per year in property taxes than a similar home in St. Cloud.
Both areas also have CDD fees in many newer communities.
A CDD (Community Development District) is essentially a fee used to repay developers for infrastructure such as:

Traffic and Commuting
If you live anywhere near Lake Nona or St. Cloud, you already know the name Narcoossee Road.

In fact, the Orlando Sentinel recently named Narcoossee one of the worst traffic corridors in Central Florida.
Lake Nona has a few advantages here.
Because it’s closer to Orlando, there are more alternative routes and secondary roads.
St. Cloud sits farther south and relies more heavily on fewer access points.
That said, several major infrastructure projects are underway:
Neptune Road Expansion
Connecting Kissimmee and St. Cloud with additional lanes.
Florida Turnpike Widening
Currently underway and expected to continue through the next few years.
New Nolte Road Turnpike Interchange
A major project that will relieve pressure on the Clay Whaley entrance and dramatically improve access.
These projects won’t fix traffic overnight, but they should make a meaningful difference over time.

Lake Nona is essentially a mini-city built around master-planned living.

St. Cloud is different.

Many St. Cloud residents—including my own family—still drive into Lake Nona for certain shopping, dining, or weekend activities.

Lake Nona has become a significant employment hub.
Major organizations there include:

Recently, Siemens Energy announced plans to relocate thousands of jobs into the Lake Nona area, further strengthening the employment base.

The airport corridor
However, there are some interesting possibilities emerging.
As NeoCity expands from Kissimmee toward St. Cloud, there are plans for future technology and semiconductor-related jobs in the region.
Those projects are still developing, but they could influence the local economy over time.
So… Is St. Cloud the Next Lake Nona?
This is where expectations matter.
St. Cloud isn’t trying to become Lake Nona.
And honestly, it probably shouldn’t.
Lake Nona is a high-density, master-planned urban district.
St. Cloud is a historic city with its own culture, identity and pace of life.
They serve different types of buyers.
Some neighborhoods—like Sunbridge—may feel more similar to Lake Nona in design and planning.
But St. Cloud as a whole has its own DNA.
Which One Is Right for You?
Choose Lake Nona if you want:

Choose St. Cloud if you want:
