On a map, Lake Nona and Sunbridge sit right next to each other in the southeast Orlando area. They even share the same developer, Tavistock.
But despite the similarities on paper, the reality is these communities are very different places to live.
Lake Nona has grown into a fully built-out, technology-driven community with restaurants, entertainment, schools, and major employers already in place. Sunbridge, on the other hand, is a much newer, nature-focused community that’s still in the early stages of development.
If you’re trying to decide between them, the choice often comes down to one simple question:
Do you want the polished city of the future, or do you want to get in early on a growing community built around nature?

What’s Already Built (and What’s Still Coming)
Lake Nona: A Fully Developed Lifestyle
Lake Nona has about a 20-year head start on Sunbridge. Development began in the early 2000s, and today it’s one of the most complete master-planned communities in Central Florida.
Living in Lake Nona means stepping into a community that already has a full lifestyle built around it.

Sunbridge: Early Stages with Huge Potential
Sunbridge sits just south of Lake Nona in northern St. Cloud, and it’s much earlier in its growth cycle.
The first neighborhood, Weslyn Park, is largely built out, and the Voyager K-8 School recently opened and began accepting students for the 2025–2026 school year.
Outside of residential areas, though, Sunbridge is still developing.

But compared to Lake Nona, shopping, dining, and entertainment options are still limited. For most things, residents currently drive into Lake Nona or deeper into St. Cloud.

Traffic and Commuting
One of the biggest shared challenges for both communities is Narcoossee Road.
Both Lake Nona and Sunbridge rely heavily on this road for access, and it was recently named by the Orlando Sentinel as one of the worst traffic corridors in Central Florida.
The difference comes down to alternatives.
Lake Nona has more secondary routes and nearby roadways, giving drivers more options to get around congestion.
Sunbridge sits farther south and currently depends more heavily on Narcoossee as its primary access point.
There is relief planned, though.
A future roadway known as the 534 connection is intended to help alleviate traffic and improve access to Sunbridge. However, the road would pass through Split Oak Forest, which has sparked debate among environmental groups and local governments.
At the moment, the project is projected for completion around 2032, meaning traffic improvements will take time.

Another major difference between Lake Nona and Sunbridge is home pricing.
Because Lake Nona has been developing for two decades, home values have already matured.
